Rental yield: gross vs net
gross = annual rent ÷ price; net = (annual rent − costs) ÷ invested capitalGross yield only uses 'annual rent ÷ price'—simple but overstates, ignoring taxes, vacancy, repairs. Net yield (after all holding costs) is the real return.
Base capital on 'what you actually put in': full price if cash, or down payment + interest if financed—otherwise leverage inflates your yield.
