Property valuation: comparison vs income

comparison ≈ unit price × area ± diff; income ≈ net annual rent ÷ cap rate

The comparison (market) approach is most common: take recent similar nearby sales and adjust for area, age, orientation, floor, etc., to value the subject.

The income approach suits investments: annual net rent ÷ capitalization rate (cap rate) gives value, reflecting cash flow. Less relevant for pure owner-occupancy.

This tool gives a range, not a point—real deals are swayed by renovation, urgency, school district, so a band is more honest than false precision.
